If you are considering any building works, please do consider whether a public sewer might run nearby and if in doubt, speak to the Water Authority before proceeding. If the search results reveal a public sewer at a property which you are purchasing to extend, it would be highly advisable to liaise with the Water Authority to gauge what would be acceptable to them before exchanging contracts and committing to the purchase. If you wish to build over or within 3 metres of a public sewer, you must seek prior consent from the relevant Water Authority. If they decide to grant you consent, they will enter into either a Build Over Declaration or a Build Over Agreement with you (depending on the circumstances). is can then be used to satisfy future buyers that the necessary consent was granted.
