Since 1st April 2002, Building Regulations have applied to all replacement glazing which is tted in a dwelling. In short, the replacement of an external door or window is subject to Building Regulations and therefore the installation needs to meet certain standards covering points such as safety and thermal performance. To ensure your new windows or doors are compliant; you need to obtain Building Regulation approval for this work. is can be obtained either directly from the Local Authority or via a competent person selfcerti cation scheme, such as FENSA or CERTASS. Most window installers are registered with a scheme and once the installation has been completed the installer will issue you with a FENSA certi cate (or equivalent if the installer is registered under a di erent scheme) to con rm that the installation was compliant with Building Regulations. This certificate should then be produced as and when you come to sell or mortgage the property. It will be requested by the solicitor acting for your buyer or your lender. Without this certi cate, there is no reassurance that the work has been done correctly and to the appropriate standard. ere is also the possibility of enforcement action by the Local Authority if the window installation does not comply with the minimum standards prescribed by the Building Regulations. In summary, if you are considering replacing your windows or doors, please ensure that the installer will provide you with the necessary documentation to ensure you can satisfy future buyers that the Building Regulations have been complied with.
